A ONCE IN A LIFETIME OPPORTUNITY
For the past twenty-five years, Two Trees has worked hard to make DUMBO an exciting destination neighborhood. We understand that our community needs opportunities to live, work, play and learn in order to continue to thrive. That's why we are pleased to present a new proposal for our last undeveloped parcel in DUMBO, nearly an acre, bounded by Water Street, Dock Street and Front Street. Our plan includes a first-class middle school, affordable rental housing, ground floor neighborhood retail, plentiful off-street parking and an architectural design that fits within the context of the surrounding neighborhood and is environmentally responsible.
A site of this size provides a unique opportunity to provide for uses that are often difficult to 
			accommodate in established neighborhoods. The Dock Street DUMBO project will provide the families of DUMBO, Vinegar Hill and Brooklyn Heights with a 
			sorely needed addition to the neighborhood: a new school. In response to Community Board 2 and the Dumbo Neighborhood Association, and to build on the 
			success of P.S. 8. we are commited to building a first-class public middle school on this site.
